TITLE: Property Manager

REQUIREMENTS: Master’s Degree in Business Administration (MBA) or Master’s Degree in Human Resource Management.

SPECIAL REQUIREMENTS: Certificates in Accounting and Computer use and managements. Fluency in Farsi required.

JOB DUTIES: Tenant Management: Advertising and showing rental properties to prospective tenants. Screening tenant applications, verifying references, and conducting background checks. Addressing tenant inquiries, complaints, and resolving disputes professionally. Enforcing lease terms, including timely rent collection and managing delinquencies. Property Maintenance: Conducting routine inspections to ensure property upkeep and compliance with safety standards. Scheduling and overseeing repairs and maintenance, ensuring quality workmanship. Coordinating with contractors and vendors for specialized property services. Managing landscaping, cleaning, and upkeep of common areas. Financial Responsibilities: Preparing and managing budgets for property expenses. Collecting rent, security deposits, and other fees. Tracking and recording financial transactions, including expenses and income. Generating financial reports for property owners, summarizing income, expenses, and profitability. Recommending cost-saving measures or property improvements to enhance value. Legal and Regulatory Compliance, work and get advise from the Real Estate Attorney: To ensuring properties comply with local, state, and federal laws, including housing regulations. Handling tenant evictions and legal disputes when necessary. Maintaining proper records, permits, and insurance policies for the property. Staying informed about changes in property laws and regulations. Marketing and Occupancy: Creating marketing strategies to promote vacant properties, including online listings and local advertising. Determining competitive rental rates based on market trends and property features. Maintaining high occupancy rates by addressing tenant turnover effectively. Owner Relations: Communicating regularly with property owners regarding property performance and concerns. Providing advice on property upgrades, renovations, or investment opportunities. Representing the owner’s interests in all property-related matters. Risk and Emergency Management: Identifying potential risks to property value or tenant safety. Managing emergency situations such as fires, floods, or other disasters. Implementing safety protocols and ensuring proper insurance coverage. Administrative Tasks: Maintaining organized records of leases, tenant communications, and financial documents. Utilizing property management software for efficient operations. Responding promptly to emails, calls, and correspondence from tenants and owners. Property Value Enhancement: Recommending upgrades or improvements to maintain or increase property value. Monitoring market trends to inform pricing and investment decisions. These duties require a mix of organizational, interpersonal, and technical skills to ensure the efficient and profitable management of properties while fostering positive relationships with tenants and property owners.

SALARY: $104,270 per year.

TRAVEL DETAILS: Travel within LA County required.
